The City’s COAST tool allows anyone to search historical permit records, check permit and inspection status, track plan review status, and look for outstanding permit fees. This service is FREE and easy. Visit COAST and select permit query to get started.
For copies of permit records or other documents, please submit a public records request through the City Clerk’s Office online portal.
TEMPORARY PERMITTING DELAYS
We are able to accept e-permit applications at this time. However, any projects that require plans examination must submit three (3) complete sets of construction documents at Jacksonville Beach City Hall or via mail/delivery services:

Overview
The Planning and Development Department consists of three divisions:

Land Development Code
The Land Development Code (LDC) contains information about definitions, site development standards (parking and loading, signage, site clearing and landscaping, etc.), supplemental standards (fences, home occupations, outdoor restaurants and bars, etc.), and zoning districts regulations, etc.
On March 17, 2025, Jacksonville Beach City Council adopted an updated Land Development Code (LDC). You can view the updated LDC by clicking here.
